The idea of monthly rent payments in Nigeria is gaining popularity but it is still not yet a reality. In February 2024, Former Housing Minister Babatunde Raji Fashola advocated for the adoption of a monthly rental charge in the Nigerian Real Estate Industry. He argued that yearly rent payments place a heavy burden on low-in-come earners.
The House of Representatives has also resolved to end the practice of annual rent payment in the Federal Capital Territory (FCT) and replace it with a monthly system. Consequently, the House mandated its Committee on FCT to collaborate with stakeholders in the real estate sector in the territory to work out a modality for monthly rent payments. The committee will also review the real estate sector and recommend effective policies to regulate the activities of land-lords. (Premium Times)

Benefits:
Better flexibility: Monthly payments might offer tenants more flexibility as they wouldn’t be locked into a full year’s lease. Tenants may also choose to pay upfront when they can.
Impoved affordability: It reduces housing burden on work-ing-class families which will offer affordable monthly rentals for low- and middle-income earners.
Potential for Lower Rent Increases: ith monthly payments, rent adjustments typically happen annually, compared to shorter lease terms with more frequent increases.
Reduced Upfront Costs: The need for a large upfront payment for annual rent would be eliminated, freeing up cash flow for tenants, especially those with variable incomes
Challenges:
Potential Late Fees: Missing a monthly payment could lead to late fees, which can quickly add up and strain a tenant’s already tight budget.
Uninterested Landlords: The risk of missed monthly payments and the problems of chasing defaults could be a major turn-off for some, potentially making them uninterested adopting this method.
More Administrative Burden: Landlords and tenants will face increased paperwork and the need for a tracking system to manage the transactions and payments.
Tenant concerns: While monthly rent offers affordability, some tenants might find the regular deductions psychologically chal-lenging. Seeing rent taken out each month could feel like a constant financial drain, even though the overall cost is the same.

While monthly rent payments could improve affordability significantly for tenants,
challenges remain. Landlords used to annual payments might be sceptical or entriely reluctant to switch.
Both parties may face more complications and potential late fees. To ensure success,there must be clear communication between tenants, landlords, and the government.
